The Project
Codex Director Seb Howe was the Principal Certifier for the new leisure, aquatic and arts precinct in Batemans Bay. A new iconic gateway to the region the building had challenges of co-locating performance and aquatic functions by creating two distinct pavilions. One houses three pools, a gymnasium and waterslide tower, while the other boasts a 350 seat black box theatre, back of house facilities, rehearsal room and art studios. The two pavilions connected by a streamlined central building, complete with main reception, foyer and administration areas.

The Challenges
The challenge from certification perspective was that the architect wished to have a Type C building where cross laminated timber structure could be utilised without the requirement of fire rating and also have a combustible façade system. Seb worked through multiple design options with the architect and agreed on a strategy to subdivide the fire compartment into a Type C building with three fire compartments. Multiple complex fire engineering performance solutions were approved including performance-based firewalls incorporating timber and glazing.
The project offered an added challenge to Seb as there was a transfer of previous PCA and Building Information Certificate approved by Council for authorised works. Seb managed to assist in getting the project moving for the client, architect and builder through extensive communication and fast-rack due diligence on the project prior to the transfer of the PCA.
