The Project

This project for Spaceful involved the make good and fitout of an existing Level 2 tenancy at 1 Shelley Street, Sydney. The planning pathway sought was a Complying Development Certificate (CDC), and given the floor plate was over 3’500 sqm, it made the project quite unique. Codex provided certification services for the development, working closely with the project team at Spaceful to deliver this fitout for IRESS, a market-leading financial services software company, now based at this address. 


The Challenges

The building was being refurbished by the building owner at the time that the internal works under the CDC were taking place. This presented a challenge when it came time to handover, as the builder completing the base-build works was not immediately positioned to receive their OC for common works on L2. Codex worked closely with Spaceful and Buildcorp (base build) to get the necessary certification to enable the handover to the Client, IRESS.  


The building also had an atrium that extended the height of the building, meaning there was an emphasis on fire engineering. This presented its own challenges in the verification of the proposed systems and methods used by the fire engineer, due to the complexity behind integrating the upgraded floor plate layout with the existing fire engineering in the building.
