The Project
The RNSW developments involve the construction of barns to house racehorses, waste and storage sheds across the sites, and horse walkers for training purposes.
The Challenges
There were certain challenges presented that were quite unique to RNSW projects, particularly around the waterproofing requirements. Being a facility to house animals, in particular high-value racehorses, there were safety concerns from the horse's perspective that presented themselves with the internal waterproofing requirements. There were internal washbays to wash the horses, so we workshopped the best way to comply with the internal waterproofing requirements to maintain amenity in the internal spaces whilst considering the falls and the floor waste location. Being high value assets, the project team did not want to create undue risk of the horses slipping on the floor wastes. This was made additionally important with prevention of deterioration of the Level 1 fire rated suspended slab, which was crucial to ensure we complied with the Type C floor area requirements. Deterioration of this building element would put that strategy at risk over time, potentially creating additional hazards from a life and fire safety perspective.
